Bank Statement Only Loan
If you're an entrepreneur who generates a lot of income, but because of business write-offs or deductions, your tax return net income reports much less? This program is for you, as 12-24 months of bank statement income is used to qualify you for your home purchase. 10% down payment required. +660 credit score.
DSCR Second Liens
The DSCR second closed end loan is a no-income doc mortgage that allows you to tap into your investment property's equity without restarting the first mortgage on your property, hence a cost savings to you. 660 credit score required.
Asset Depletion Loan
For my high-net worth homebuyers with significant assets. Instead of using traditional income, we use a calculation to compute qualifying income based on your assets. Trust funds, stocks, bonds, retirement etc. 680 credit score required.
Jumbo Loan
For home purchases or refinances above conforming loan limits, ie multimillion dollar properties. No mortgage insurance. 10-20% down payment required. +700 credit score.
VA Loan
For our veterans, eligible spouses and active duty service members. No down payment required. No mortgage insurance. Flexible on credit score and debt. Can purchase up to 4 units.
DSCR Loan
DSCR - Debt Service Coverage Ratio Loan is perfect for investors who do not, or cannot show tax returns, paystubs or W2s. This is strictly asset-based lending where you qualify based on the property itself. 620 credit score required.
20% down payment required for purchases.
Fixed Second Mortgages
If you have a first lien with a super low mortgage rate, on your home or investment property, and you need to pull cash out...it will be better for you to leave that mortgage be and instead add a second lien. Save more by creating a loan of exactly what you need. 660 credit score required.
Bridge Loan
Interest only loan so you can tap into your home's equity to then purchase your new home before selling your current home and, overall access funding that you may need. Bridge loan terms are typically for 6-12 months and can be completed/funded within just a week or two. 620 credit score required.
HELOC
A HELOC is a home equity line of credit that works similar to a credit card. Borrow what you need, on your own time. You are allotted a draw period in which you pay interest only on the amount you draw. Must have adequate equity to use this loan product.
FHA Loan
An FHA loan is NOT only for first time homebuyers. FHA loans allow more flexibility for debt, credit scores and income. Purchase up to 4 units. As low as 3.5% down payment. 580 credit score required.
P&L Only Loan
Rather than relying on W2s, tax returns, paystubs or 12-24 months of bank statements...a Profit and Loss report can be prepared by your CPA as income to qualify for your new home. 10-20% down payment required. +660 credit score.
